Site Strategy
The masterplan delivers a coherent urban infill development with a compact density strategy ranging from housing, which merges with the surrounding suburban pattern to higher scale apartments. This approach, together with a neighbourhood centre strategically positioned at junction between Kill Avenue and Glenageary Road, consolidates both Honey Park and Cualanor neighbourhood cores.
Movement Strategy
An integrated hierarchical street network prioritises permeability and connections across the masterplan and to neighbouring communities while delivering traffic-calmed street environments presenting landscaping and architectural cohesiveness. Clear access to both neighbourhoods is provided from Glenageary Road, in which the masterplan’s neighbourhood centre is located accessible from same and their residential surroundings.
Urban Design Concept
A placemaking approach defines the character of Honeypark and Cualanor to shape thriving Honey Park and Cualanor neighbourhoods. This place-led legible masterplan presents a focal open space on each neighbourhood defined by surrounding apartment blocks and neighbouring 2 and 3 storey houses merging with the adjoining fabric. The result is a masterplan of two unique neighbourhoods for their residents which also welcome the wider community.
Masterplanning thriving communities to promote sustainable living
Led by MCORM for Cosgrave Group, the development of Honeypark and Cualanor in Dún Laoghaire followed a place-led masterplan that transformed a former golf course site 15-minute distance to Dún Laoghaire's urban core into sustainable thriving neighbourhoods, proposing a sensitive transition from its surrounding receiving environment to new compact configurations of larger scale blocks at the heart of each scheme. The overall masterplan establishes a clear urban structure comprising two welcoming neighbourhoods set out around their corresponding unique public parks. Together, they deliver a valuable residential environment of high amenity which is enjoyed by residents and the wider community in Dun Laoghaire.
