Site Strategy
The Charlemont masterplan revitalises a declining inner-city site into a compact, well-integrated neighbourhood defined by a strong civic structure. Five new residential buildings and two commercial/office blocks are arranged around a central public square, responding to local context and delivering an efficient and compact mix-use development with a relevant much-needed housing component at South Dublin City Centre.

Movement Strategy
A clear and connected movement framework shapes the masterplan, unlocking east–west and north–south pedestrian and cycle routes across the site. These routes link Charlemont Street, Harcourt Road, Portobello Bridge and the Grand Canal, ensuring permeability and active travel, while new public realm treatments provide legibility, safety and a calm, people-first environment.

Urban Design Concept
The design delivers a compact urban form with a civic square at its core and active frontages throughout. Residential typologies vary from own-door duplexes to apartments, with direct street access, layered privacy and shared courtyard spaces. Above ground level, buildings open up to maximise light, views and social interaction—creating a lively, people-friendly urban environment.
