Site Strategy

The masterplan delivers a coherent urban infill development with a clever density strategy ranging from housing merging with the existing fabric to higher scale and density features to consolidate both Honey Park and Cualanor neighbourhood cores, in addition to the neighbourhood centre location strategically positioned at junction between Kill Avenue and Glenageary Road.

Movement Strategy

An integrated hierarchical street network prioritises permeability and connections across the masterplan and to neighbouring communities while delivering traffic-calmed street environments presenting landscaping and architectural cohesiveness. Clear access to both neighbourhoods is provided from Glenageary Road, in which the masterplan’s neighbourhood centre is located accessible from same and their residential surroundings.

Urban Design Concept

A placemaking approach defines the character of Honeypark and Cualanor to shape thriving Honey Park and Cualanor neighbourhoods. This place-led legible masterplan presents a focal open space on each neighbourhood defined by surrounding apartment blocks and neighbouring 2 and 3 storey houses merging with the adjoining fabric. The result is a masterplan of two unique neighbourhoods for their residents which also welcome the wider community.

Led by MCORM for Cosgrave Developments, Honeypark and Cualanor in Dún Laoghaire integrate a place-led masterplan that transformed a former brownfield site into sustainable thriving neighbourhoods with a sensible transition from its surrounding receiving environment to new configurations of larger scale blocks at the heart of each. The overall masterplan therefore establishes a clear structure featuring two welcoming neighbourhoods around their corresponding unique key public spaces—Honeypark’s civic park and Cualanor’s green spine –. Together, they deliver a valuable residential environment of great amenity which is enjoyed by residents and the wider community in Dun Laoghaire.
